Purchase and Sale of Roslyn Ranch

As part of an agreement with Homer Stark that was approved by the IRS, Roy Wingate and Walter G. Riedel III, as Independent Co-Executors of the Estate of Nelda C. Stark, Deceased, sold the 1451-acre Roslyn Ranch in Jackson County, Colorado to a buyer called “STARK RANCH, L.P.”
Stark Ranch, L.P. was a Texas limited partnership formed by Homer Stark’s grandson, Patrick Nugent, who had control of the partnership. Homer Stark had earlier assigned his interest in the purchase of Roslyn Ranch to the Stark Ranch, L.P. partnership.
On March 23, 2006, Stark Ranch, L.P. purchased the Roslyn Ranch from the Estate of Nelda Stark for $3,927,000.00.
The VERY NEXT DAY, Stark Ranch, L.P., acting through its sole representative, Patrick Nugent (Homer Stark’s grandson), divided the 1451-acre Roslyn Ranch into two separate tracts and sold the two tracts to unrelated, third-party buyers as follows:

Stark Ranch, L.P. (Patrick Nugent) sold approximately 1211 acres out of Roslyn Ranch to Roslyn Ranch, LLC, a Colorado limited liability company formed by Rocking JT Investments, LLC (whose individual members are NOT part of the Homer Stark family in any way – see sale documents) in the amount of $3,943,500.00;

Stark Ranch, L.P. (Patrick Nugent) sells approximately 240 acres out of Roslyn Ranch to Willow Creek Ranches, LLC, a Colorado limited liability company (whose individual members are NOT part of the Homer Stark family in any way – see sale documents) in the amount of $781,500.00.

Note: With the exception of the Deeds to the Colorado LLCs (which are dated the day after Stark Ranch, LP acquired the Roslyn Ranch from the Nelda Stark Estate), all other documentation pertaining to the sales by Stark Ranch, LP were completed on or before MARCH 17, 2006 (a full week before Stark Ranch, LP even legally acquired the property).
In other words, less than 24 hours after acquiring the Roslyn Ranch that had long been sought, Homer Stark’s family partnership divided the Ranch into parcels and sold it to two distinct buyers for a significant gain (i.e., money).
This had seemingly been the plan before the Homer Stark family partnership had even acquired the property, based on the prior dates on the conveyance documents.
